Surveys, soil tests and percolation tests are needed to determine what you can build on the property too. This can add an extra layer of risk into the process, since it can be costly and the outcome might not be what you had hoped for. Sometimes finding a lot that is already approved with house plans can be a good move to avoid some risk. You can still design much of the aesthetics of the property yourself, but the main components are approved and ready to build.

If you are buying a piece of raw land in a rural area you will also need to figure out the cost of getting utilities there in addition to all of the building and permitting restrictions. Finding a reputable home builder, developing a budget, timeline and plan of action ahead of time will also reduce the stress that comes with building your own home. A hidden treasure of California's Central Coast.

Situated on San Luis Obispo Bay, tucked away where the mountains meet the shoreline, Avila Beach, 93424 is a little piece of paradise. And little known to most travelers passing by on US1.

Avila Beach, California recently made Yahoo Travel's list of Four Beach Towns that are California's Best Kept Secrets. Yahoo also named Avila Beach as the most kid-friendly beach due to its wonderful waterfront park, aquarium and boardwalk.

A devastating underground oil spill was discovered in the early 90's and forced evacuation of the town and basically shut it down. After a decade of clean up, Avila Beach has bounced back better than ever. Read more about the Evolution of Avila Beach here.

One of my favorite places, on the way into Avila Beach from US 1, is Sycamore Mineral Springs & Spa. Whether you are visiting or a local, this is one place you must add to your California Central Coast Bucket List. I also love having breakfast at Fat Cats Cafe and taking a walk on the pier to watch the sea lions frolicking in the bay and barking as they try to maneuver onto their floating docks.

Oceano is located in the 93445 Zip Code on the Central Coast of California. At 1.5 square miles, Oceano may be small, but there are still some great real estate opportunities. Where else in California can you get a single family home minutes from the Pacific Ocean at such great prices?

Situated just south of Grover Beach along US 1 (Cabrillo Blvd), Oceano is off the beaten path. It's a little enclave of mostly locals who enjoy living the relaxed California lifestyle.

Afterwards, get a bite to eat at a local favorite, Beach Burger, where you can get beer battered french fries and delicious juicy burgers.

Ruiz Family Farms is a true treasure of Oceano. The family prides themselves in offering the local community fresh produce using sustainable farming practices for over 30 years. Their farm stand is bursting with the freshest, most beautiful produce you have ever seen. Even if you are just passing through, you should support this farm and stop by for some quality produce.

There is also a wonderful little performing arts theatre, The Great American Melodrama & Vaudeville where you can catch a fun show. There are several local favorite spot to grab a bite to eat. Chacho's Mexican Tale Out, Sylvester's Burgers, and La Tapatia Market and Deli just to name a few.

For a little more local flair, visit the Oceano Casino where they have nightly card tournaments like poker and blackjack.
